Bock & Clark offers national zoning services through our B&C Zoning division. Whether you need a Preliminary Evaluation Report, Zoning Letter or Comprehensive Zoning Report we supply a high quality product based on your specifications.
B&C Zoning Will:
Research, Prepare & Review Full Zoning Reports or any component therein
Interpret analytic wording found in national zoning code documents and jurisdictional writings
Declare "Legal Conforming"; "Legal Nonconforming" or "Nonconforming" status based upon available information
Explain city, county and state requirements to the client
B&C Zoning Offers:
Full Zoning Report: ordered when a declaration of conformance is required. We will provide all jurisdictional information documents and zoning code requirements including, but not limited to: Current Zoning Code, Zoning Letter, Certificate of Occupancy, Building Code Violations, Code Compliance Violations, Fire Code Violations, Safety Code Violations, Property Condemnation/Right of Way Takings, Site Plan Approval, Declaration of Legal Conformance and/or Legal Nonconformance. Fulfills or surpasses Freddie Mac, ALTA Form 3 and 3.1 Endorsement, ALTA Form 5 and 5.1 Endorsement, and Restrictions and Encroachments requirements. Reports are delivered electronically. If a hard copy is requested, a fee of $25 per copy will be charged. Sample
Zoning Letter (ONLY): when verification of the zoning district is all that is necessary. Sample
ZIP REPORT (Zoning Information Project Report) requested when zoning information is not available from the title company. The ZIP Report will provide jurisdictional bulk and/or building requirements for each property. The ZIP Report does not replace the Full Comprehensive Zoning Report with corresponding ALTA/ACSM survey review and cannot provide for 3.0 and 3.1 zoning endorsements. Sample
